Terms of use
Last updated: 2 Nov 2026
1. About these terms
These terms are an agreement between you and El Barrio (“El Barrio”, “we”, “us”). By creating an account or using the site you accept these terms and the privacy policy. If you don't agree, don't use El Barrio.
2. What El Barrio is
El Barrio is a site where people list rooms in shared houses in Australia and others search for them and contact the person who listed them.
- We're not a party to any rental agreement. The agreement, payment, bond and living arrangements are between the host and the person renting.
- We're not a real estate agency and don't act as an agent for either side.
- We don't verify users' identities, that rooms exist, or that listings are accurate, unless we expressly say otherwise.
- El Barrio is free today. If we ever charge for something, we'll tell you first and it won't apply without your agreement.
3. Your account
- You must be at least 18.
- Your account and profile details must be true and up to date. One account per person.
- You're responsible for what happens on your account. Keep your password safe and tell us if you think someone has accessed it without permission.
4. If you list a room
By listing a room you confirm that:
- you have the right to offer it (you own it, your lease allows subletting, or the owner has authorised you);
- the listing is accurate: real photos of that house, rent, bills included, bond, dates and conditions;
- you comply with the tenancy law of the state where the house is, including lodging the bond with the state authority where required, and with housing safety standards;
- you don't unlawfully discriminate against anyone;
- you keep the listing up to date and mark it as rented once it's no longer available.
5. If you're looking for a room
Use the information in listings to make your decision, but check it yourself: inspect the room or ask for a live video call, and sign a written agreement before you pay anything. Read the safety tips.
6. What's not allowed
- Posting fake or misleading listings, or rooms you can't offer.
- Asking for money outside a genuine agreement, or any kind of scam.
- Harassing, threatening or abusing other users, or sending sexual or violent content.
- Unlawful discrimination.
- Spam or advertising, or using El Barrio to offer anything other than rooms.
- Collecting other users' data, using bots or scraping, or trying to access accounts or data that aren't yours.
- Impersonating someone else.
7. Your content
What you post (photos, text, messages) stays yours. You give us a free licence, for as long as it's on the site, to store, display and adapt it (for example, cropping photos) to run and promote El Barrio. You confirm you have the right to post that content.
8. Moderation
We may review, hide or remove listings, messages or profiles, and suspend or close accounts, if we believe they breach these terms or the law, or put other people at risk. Where reasonable, we'll let you know and tell you why.
You can close your account at any time by emailing admin@elbarrio.online.
9. Problems between users
Any disagreement about a rental (payments, bond, damage, living arrangements) is between the parties. If a problem involves a listing or user on El Barrio, contact us and we'll do what's reasonable to help, but we're not obliged to resolve it. For tenancy disputes, your state's tenancy agency can advise you.
10. Liability
We do our best to keep El Barrio working well, but the service is provided as is and may have interruptions or errors.
Nothing in these terms excludes or limits rights you have under the Australian Consumer Law that can't be excluded. Beyond those rights, and to the extent the law allows, we're not liable for other users' listings, messages or actions, for agreements you make with them, or for indirect loss.
11. Changes
We may update these terms. If a change is significant, we'll tell you by email or on the site before it takes effect. If you keep using El Barrio afterwards, you accept the new version.
12. Governing law
These terms are governed by the laws of Western Australia, Australia, and the courts of Western Australia have jurisdiction over any dispute.
